Note: NWMLS implemented some Area Designation and Boundary changes in the Newcastle/Renton area to more accurately reflect the true market areas in this section of Bellevue/Renton. The boundary changes took effect on June 24th, 2008. To view a map that shows the old and new

boundaries, click here: http://www.nwmls.com/discover/library/monday_update/MonUpdates/MU2008/Jun08/KC_SW_350_500.pdf.

These numbers are based on a three month historical analysis that compares this week with last week.

President Signs Housing Rescue Bill

  • Aug 3, 2008
  • Post a comment

President George W. Bush signed into law a bipartisan housing stimulus bill Wednesday that is expected to bring greater stability to housing markets nationwide.

The bill, strongly supported by the NATIONAL ASSOCIATION OF REALTORS®, will help some 400,000 home owners refinance into affordable, government backed loans and offer a temporary first-time home buyer tax credit, which is expected to serve as an attractive incentive to buyers and help reduce high inventories of unsold homes.

The temporary first-time home buyer tax credit would offer $7,500 for the purchase of any home and an be used for purchases between April 9, 2008, and July 1, 2009.

The bill — H.R. 3221, the Housing and Economic Recovery Act of 2008 — also includes reform of Fannie Mae and Freddie Mac, FHA modernization, and permanent increases in conforming and FHA loan limits.

"These are all designed to help the housing and mortgage industries and boost the U.S. economy," NAR President Dick Gaylord said in a statement. “NAR has been a leading advocate for many of these changes long before the current housing and economic downturn. We are pleased that the president and Congress worked together to enact meaningful legislation that protects and enables families in this country to continue to strive for and enjoy the dream of homeownership.”

Duvall Ave Detour Shortcut During Construction

  • Jun 20, 2008

Posted by David Edwards under For Buyers, For Sellers, For Realty Professionals, Regional - West, Regional News, Renton, Roads & Transportation

You have probably noticed that Duvall Avenue is now closed between Sunset Blvd. NE and SE 95th Way. This closure is scheduled to remain in force for approximately one year.

To minimize the road closure’s impact on your daily commute, you can take advantage of a shortcut by turning left on SR 900 from Duvall and then right on Union. Head South on Union to SE 95th Way and turn left when you get to Duvall. Most drivers are not aware of the fact that the closure has not affected the bridge.

Improvements will include widening the road to five lanes, including a two-way left-turn lane in the center; overhead power lines being converted to underground lines in anticipation of added safety during storms and emergencies; a new traffic signal at Duvall Ave. N. and NE 21st St.; new gutters; new bicycle lanes; and new sidewalks.

Pacific Northwest Events Calendar Updated 06/09/2008!

Posted by David Edwards under For Buyers, For Sellers, Regional - West, Local Events Calendar, Regional News, Renton

With the coming of spring the days get longer, the air gets warmer, the birds begin to sing. As you look around, you see many changes taking place but the most stunning transformation has to be in the plants. Almost magically, barren branches start to bud, brown grass turns green, and tiny little shoots push up through the soil; and with the changing of the season, we close another chapter of events that have come to define winters in the Pacific Northwest.

Nonetheless, when one door closes, another opens and with that, we are given an opportunity to enjoy the vast array of springtime activities that are also unique to our region.

If you are looking for things to do in Renton, Newcastle, Bellevue and the surrounding area, I have updated my Local Community Events Calendar found online at:
http://www.davidjedwards.com/events-calendar.asp

There are literally hundreds of pacific northwest events on the calendar. Some of the most recent additions have been added to the pre-school programs page and are listed below.

Performances (Stage):
Once Upon a Mattress - July 25th - August 10th - Carco Theatre
In this hilarious tweaking of the fairy tale “The Princess and the Pea,” Queen Aggravain has ruled that “Throughout the land no one may wed until Dauntless marries.” However, she has managed to sabotage every princess that comes along using a series of impassable tests. When Sir harry and Lady Larken learn that they are going to be parents, he goes off to the swamps and brings back Princess Winnifred the Woebegone. The queen is horrified by Winnifred herself, as well as the obvious attraction between the prince and the new soggy princess. She immediately begins to think of new ways to undermine the budding relationship. Tempers flare and tales twist, but with some help from the King, the Minstrel, and the Jester, Winnifred isn’t going to be quite so easy to get rid of. friday and Saturday performances at 7:30 PM. Sunday performances at 2:00 PM. Call 425-430-6751 for tickets.

Real Estate Market Update

  • Post a comment

I justed updated my real estate blog at http://www.davidjedwards.com/renton-info-blog.asp with market updates for Northwest MLS Areas 500, 350 and 340. MLS Area 500 covers South Bellevue, South Issaquah and Newcastle. MLS Area 350 covers the Renton Highlands, East Highlands, Coalfield and Briarwood. MLS Area 340 covers Cascade, Tiffany Park, Fairwood, Fairwood Greens, Carriage Wood, The Parks, Woodside and North Kent.

If you are interested in statistical information for an MLS area not covered on my BLOG, please respond to this post to let me know what neighborhood you live in and I will follow up with the statistics specific to your area of interest. You are also welcome to visit my website at http://www.davidjedwards.com/ where you can access my Market Snapshot research tool found on the left side of the homepage.

This real estate information I posted on my blog is deemed reliable but it is not guaranteed to be 100% accurate. I generated the market statistics using data from the Northwest Multiple Listing Service. These statistics were not compiled or published by the Northwest Multiple Listing Service.  The market analysis of each MLS Area is based on the market statistics but was my personal opinion.
